Baseline Creation / Review
One of the most important aspects of project planning is to have a schedule. The baseline schedule is created at the outset of a project. This baseline will be used throughout the life of a project, in part to compare the pre-construction plan with what actually unfolds through time.
The baseline schedule is the framework upon which the life of the project is detailed; from entitlements and permits, to pre-construction activities like submittals, procurement, and on to fabrication/delivery and how that intertwines with the construction itself.
A baseline refers to the contractually approved and agreed to schedule of activities. It establishes the benchmarks of logical progress that all parties may look to for guidance.
It is comprised of the tasks that must be performed over the lifespan of the project in order to reach it’s final successful completion.
The baseline schedule consists of the tasks, Work Breakdown Structure, logic, dependencies, durations, historical knowledge of the team and stakeholders, and milestones.
The owner representative review of the baseline schedule identifies driving milestones, driving logic, and is exceedingly important to understanding the complete scope of work.

Both Weekly and Monthly reports will consist of a Narrative and several PDF’s of the schedule. This can be added to your project submittal.
Delay Claim Support
Through the comparison of baseline, as-built, and contemporaneous project schedules, determining the following is assisted:
Parties responsible for the delay.
What caused a delay in completion of the contract?
Once contract time becomes impacted, the impact must be analyzed to determine:
Its cause
Whether the cause is within the “control” of either party
Whether the cause impacted the contract’s “critical path” for completion
